What This Actually Looks Like Day to Day
Mornings usually start with a file queue. You'll go through applicant and resident paperwork line by line, checking it against HUD, LIHTC, and HOME program requirements. Some days that's routine. Other days you're untangling a recertification that got messy three staff turnovers ago.
- Auditing and approving applicant and resident files for compliance with HUD, LIHTC, and related affordable housing programs
- Reading current federal, state, and local housing regulations and actually applying them, not just filing them away
- Keeping remote file monitoring on schedule so nothing quietly slips past its deadline
- Talking property staff through compliance questions — patiently, even the third time
- Preparing for and responding to audits and inspections
- Running remote training when a procedure changes
- Writing findings reports that spell out what went wrong and how to fix it
The Non-Negotiables
This one's not for someone just starting out. Here's the floor:
- Education: Bachelor's degree
- Experience: Two years minimum in housing compliance or something close enough to count
- Solid, practical knowledge of HUD, LIHTC, HOME, and fair housing law — not textbook knowledge, working knowledge
- Can work with minimal oversight and still hit deadlines without being chased
- Communicates clearly, in writing and out loud, to people who don't share your compliance vocabulary
- Notices small inconsistencies before they turn into big problems
Good to Have, Not Required
If you've already got one or two of these, great. If not, it's not a dealbreaker.
- HCCP or COS certification
- Hands-on time in Yardi, RealPage, or MRI
- Comfortable moving files around in Google Drive, Dropbox, or SharePoint
- Used to running meetings or trainings over Zoom or Teams
- Some familiarity with Asana or Monday.com for tracking work
- Enough Excel skill to build a report that doesn't need explaining
